That sounds correct.
If you want 2 different Custom Post Types, you will need the CPT addon.
If you want to charge for listings, you will need the Pricing Manager addon.

Categories cannot be shared across different post types, that is not possible with WordPress.
You can use the same names for categories in different post types, but you cannot share the same category.
